Downstairs, there is a really good-sized practical utility room with sink, washer/dryer, a bench, plenty of coat hooks and shoe/boot storage, plus a shower room and loo. This leads into the wonderful bright marble-floored kitchen, which is really spacious and well-equipped. An arched window above the double butler’s sink frames the splendid view so that the washer-upper can enjoy this while doing the dishes, and there is a smartly striped 3-seater sofa. Next-door is the snug sitting room, generously supplied with two sofas, an armchair, a large flat-screen TV, a desk, and a top-of-the-range wood-burning stove. A twin bedroom is also on the ground-floor. Underfloor heating extends throughout the ground floor.

The enclosed garden, adjacent to 20 acres of fields belonging to the owners, has a good-sized flagged terrace with garden furniture, and grassy space for children to run around on. The field next-door can be used, too, provided there is no stock in it. There is also plenty of space to park inside the gated garden or outside the barn.

Locally, there are so many things to do, from visiting wonderful places like Tintern Abbey or Chepstow castle to canoeing in the beautiful River Wye. For swimming, the river Monnow at Tregate Bridge near Monmouth is idyllic. For families, great days out can be had visiting the caves at Clearwell; cycling round the dedicated off-road track at Pedalabikeaway; enjoying outdoor adventure activities at Forest Adventure, Coleford; having tea at The Old Station in Tintern; or simply following some of the huge number of footpaths through the forest or along the river bank. Plentiful and varied eating out ranges from Michelin-starred dining at The Crown at Whitebrook to a good coffee and a slab of cake at the local community shop in Brockweir. Here you can do all your food shopping from the great choice of locally-sourced products, while children can play in the play area outside. Or take a brisk walk to the Brockweir Country Inn for good pub grub and a pint.

Not far away are the magical Black Mountains on the eastern reaches of the Brecon Beacons National Park, where you can enjoy hill walking, pony-trekking and mountain-biking. The famous book town, Hay-on-Wye is within reasonable reach, as is Hereford, with its superb Chained Library and, of course, the wonderful Mappa Mundi. Or, for a taste of Wales’ capital city, visit Cardiff at an hour’s drive away for its fascinating museums and castle, great shopping in and around beautiful Victorian arcades, or some good food down at the redeveloped Bay area.
